Access / Entrance

  • The site will be accessed through the main golf club entrance and each house accessed through private electric gates.

Gardens

  • All gardens will be landscaped and designed with mature shrubbery and plants incorporated
  • Driveways and paths will be block paved
  • A walled frontage built from quarried stone will enhance each house
  • Wooden fencing and beech hedging will be utilised.

Garages

  • Double integrated garages will be a feature of the houses. All will be fitted with electric doors.

Construction

  • Each house will be built on a raft substructure / foundation
  • The superstructure will be Timber Kit Framed using block work and all glass contained in double glazed timber framed windows
  • Roofs will be tiled with lead cladding to all dormers and any flat roof areas
  • Bases, entrance and window surrounds, etc will be formed from natural and reconstituted stone
  • All houses will be finished with a coloured render
  • Isokern chimneys will serve internal open fires in all public rooms.

Internal

  • All internal walls will be plaster finished and cornicing and coving will be incorporated throughout. Cornice roses will feature in all public rooms
  • Hardwood skirting, facing, doors (internal and external) and door surrounds will be fitted and bespoke ironmongery used
  • Wiring and hi-tech cabling will be installed with metal switch and socket plates fitted in all rooms
  • Each house will benefit from under floor water heating to all floors
  • Finished hardwood flooring will be laid in the entrance hall and public rooms with marble tiling to the kitchen and utility areas, bathrooms and en-suites
  • Each house will have bespoke kitchens incorporating stone or granite finishes
  • A spa bath will be fitted in all houses with the inclusion of a sauna where requested
  • Security systems, both internal and external, will be installed.

General

  • As an NHBC registered company specifications of the highest order are strictly adhered to and often exceeded. By way of example, additional soundproofing will be used in each house.
  • It is also Company policy to engage, where possible, local tradesmen, suppliers and designers.
